Located just over a mile outside Polson, Montana, this lot adjoins common property overlooking and adjacent to the Flathead River, one mile below where it leaves Flathead Lake. The lake is just a couple minutes away by boat. Price: Right now: $45,000. If we have to list it on Ebay (9/1), or the person currently seriously looking at it now doesn't meet our price, or we go ahead and build a dock on it to increase the value, it'll probably only go up some.... (We'll probably start it on Ebay at $55,000 ).


The property is about an acre in a subdivision of like-size lots, mostly vacant. The subdivision adjoins the river and the river frontage is shared property. Lots adjacent to the shared river property can build a dock for their own use on the shared property, per covenant. There are covenants on the subdivision lots regarding house size, etc., available to serious inquirers.. Below is the view north from the point of the cliff in the picture above. Year-round springs make the cliff and ravine green.

The river is wide enough for boating and skiing, and is well protected from wind and waves. Flathead Lake is well known for its recreational possibilities (see map). We've anchored our boat in the river (below) for a couple of years. We haven't built a dock yet. A dock could go in along the shore above or (possibly) at the bottom of the ravine (below), depending on where the line on the common property falls. The nice feature is that this lot can take advantage of the river without the taxes usually involved in owning waterfront. There is over 100 feet of waterfront fronting the lot. (Flathead lake waterfront typically can run as high as $2500 a lineal foot.)
If the above area is used for a dock, a stair (common to this area) would have to be devised; if the ravine below is used, a path could be completed.

The cliff is about 100 feet above the river; the ravine (below) descends through a little more than 100 feet, so the descent is quite steep. Our 6-year-old handles it fine, however. Adjoining properties have built stairs down to their docks. Part of the view below is the lot and part is common property.

Below is the view Southeast from the cliff point, overlooking the ravine. Deer and fox have been seen frequently here.

Below is the top of the ravine. Just below the young man is a small year-round spring. No well or septic has been put in yet.
